Some would argue that listing your property for sale at a time when there is a lockdown would be an unwise thing to do.
Wrong.
Obviously, for now at least, “lockdowns” are over. Precautions and guidance are still in place, wisely, and we as a company, and all other agents, are naturally following those steps to ensure the safety of our clients and our colleagues.
But one thing that a lockdown brings, just like being furloughed and off work, or the kids being off school, is spare time on your hands. The perfect proof of this being Christmas.
Rightmove tell us every year that their peak activity on their website for people property searching is Boxing Day through until the first few days of January. Why? People have time on their hands. No-one wants to move house on Boxing Day, but they do have time to look for somewhere for the new year, and time to discuss it with family.
Given the market conditions from June 2020 through until time of writing where the housing market in Welling has gone crazy, with demand massively out-stripping supply, we’d argue having your house on the market for all to see, lockdown or no lockdown, is a good thing.
And if further proof were needed, our average sale price in Welling (DA16) for 2020 is 101% of asking price.
Rumours have it the Stamp Duty holiday may be extended (it’s by no means a guarantee), but the market is still likely to be very strong in early 2021, so speaking to your family, and then a local agent, over the festive period or early in the New Year, makes sense if a move is a consideration.
