At time of writing there has been no news about whether the current Stamp Duty Holiday, due to finish on 31st March 2021, will be extended. It might seem like a long way away, but it really isn't, given you will need to market your home, find a buyer, find an onward purchase, and then get the conveyancing and financial side of things done in little over three months.
What is very important to bear in mind is it is not only yourself and your estate agent involved here. Mortgage brokers, solicitors and even removal companies are all working on a huge backlog due to the uplift in activity the Stamp Duty break has brought, and with your buyer and their associated professionals, and an onward chain to consider, there are a lot of people involved and a lot of potential hold ups you may have little direct control over.
Making good decisions, and promptly, is therefore key.
And working alongside people with a "can do" attitude helps.
Many solicitors and even PR "experts" in the press are almost discouraging moves now saying "you'll never make the deadline". Well with that attitude, of course you won't! You'd have to ask if these are the sort of professionals you'd want to be working alongside anyway, Stamp Duty or not.
